De 1,898,005 NIS jusqu\u2019\u00e0 4,896,615 NIS, la taxe d&rsquo;acquisition est de 5%. De 4,896,615 NIS jusqu\u2019\u00e0 16,322,055 NIS, la taxe d&rsquo;acquisition est de 8%. Au-dessus de 16,322,055 NIS, la taxe d&rsquo;acquisition est de 10%.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">Lorsqu&rsquo;il s&rsquo;agit de l&rsquo;acquisition d&rsquo;une r\u00e9sidence suppl\u00e9mentaire par un r\u00e9sident isra\u00e9lien ou de l&rsquo;acquisition d&rsquo;une habitation par un \u00e9tranger: Jusqu\u2019\u00e0 la somme de 4,896,615 NIS, la taxe d&rsquo;acquisition est de 8%. Au-dessus de cette somme, la taxe d&rsquo;acquisition est de 10%.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">Pour l&rsquo;acquisition d&rsquo;un bien par un nouvel immigrant (valable les 7 premi\u00e8res ann\u00e9es suivant son Alyiah): Jusqu\u2019\u00e0 la somme de 1,734,225 NIS, la taxe d&rsquo;acquisition est de 0,5%. Au-dessus de cette somme, la taxe d&rsquo;acquisition est de 5%.<\/span><\/p>\n<\/li>\n<\/ol>\n<ul class=\"font_8\">\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">Les honoraires d\u2019avocat \u2013 il est bien sur tr\u00e8s important de prendre un avocat sp\u00e9cialis\u00e9 en droit immobilier qui pourra vous accompagner tout au long du processus d\u2019achat de votre appartement: de la n\u00e9gociation des termes de votre contrat, en passant par toutes les v\u00e9rifications juridiques concernant le bien que vous avez d\u00e9cid\u00e9 d&rsquo;acqu\u00e9rir jusqu\u2019\u00e0 l&rsquo;inscription du bien \u00e0 votre nom dans les registres du cadastre. En r\u00e8gle g\u00e9n\u00e9rale, le montant des honoraires d&rsquo;avocat varient entre 0.5% et 0.75% HT de la valeur du bien.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">L\u2019inspection du bien par un expert \u2013 ceci n&rsquo;est pas une obligation mais toutefois il est recommand\u00e9 de faire appel \u00e0 un expert qui pourra v\u00e9rifier: des \u00e9ventuels probl\u00e8mes d&rsquo;infiltrations, si la construction est conforme au permis de construire et\/ou aux plans de construction, etc\u2026 Ces frais varient entre 1,500 Nis et 4,000 Nis, en fonction du bien.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">Les frais d\u2019enregistrement \u2013 afin de pouvoir effectuer l\u2019inscription d\u2019annotations ou l\u2019enregistrement de la propri\u00e9t\u00e9 aupr\u00e8s du Cadastre, l\u2019Etat pr\u00e9l\u00e8ve diff\u00e9rentes taxes. Le co\u00fbt total peut varier entre 500 et 1,000 NIS.<\/span><\/p>\n<\/li>\n<\/ul>\n<p class=\"font_8\"><span style=\"color: #00305b;\">Si vous avez d\u00e9cid\u00e9 d&rsquo;avoir recourt \u00e0 un pr\u00eat hypoth\u00e9caire afin de financer l\u2019acquisition de votre bien, il y a d&rsquo;autres frais \u00e0 prendre en compte :<\/span><\/p>\n<ul class=\"font_8\">\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">Un conseiller en cr\u00e9dit immobilier \u2013 ce n&rsquo;est pas une obligation mais cela peut se r\u00e9v\u00e9ler \u00eatre tr\u00e8s \u00ab\u00a0\u00e9conomique\u00a0\u00bb sur du long terme. Un conseiller en cr\u00e9dit immobilier vous recommandera la banque qui vous convient le mieux et pourra \u00e9galement n\u00e9gocier pour vous les taux de remboursement du pr\u00eat ainsi que toutes les autres conditions. Il pourra \u00e9galement prendre en charge toutes les d\u00e9marches administratives relatives au financement. Les honoraires d&rsquo;un conseiller en cr\u00e9dit immobilier sont tr\u00e8s individuels : ils peuvent \u00eatre fixes ou varier suivant le montant emprunt\u00e9.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">Les frais du dossier d\u2019emprunt \u2013 il s\u2019agit du montant per\u00e7u par la banque qui vous accordera votre pr\u00eat. Ce montant s\u2019\u00e9l\u00e8ve g\u00e9n\u00e9ralement \u00e0 0,25% du montant emprunt\u00e9.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"font_8\"><span style=\"color: #00305b;\">L\u2019expert \u2013 afin de pouvoir recevoir votre pr\u00eat immobilier par la banque choisit, celle-ci vous fournira une liste d&rsquo;experts accr\u00e9dit\u00e9s.
